Seller concessions can do more than just help with closing costs.

Depending on the loan program and how your financing is structured, they may be used toward a temporary 2-1 buydown, eligible closing costs and prepaids, or even a permanent rate buydown.

The best option really depends on your timeline, cash needed at closing, and long-term goals.

A 2-1 buydown can make the first two years of homeownership feel a little more manageable by temporarily lowering the payment.

The note interest rate stays the same, but payments are calculated using a rate 2 percentage points lower in year one and 1 percentage point lower in year two.

In the example shown, that means about $451 less per month in year one and $231 less per month in year two compared with the full note-rate payment.

The cost of the buydown is funded upfront at closing.
