FHA Updates Boarder Income Guidelines 🏡📢

The Federal Housing Administration (FHA) has updated its guidelines for boarder income, making it easier for borrowers to use this income when qualifying for a mortgage!

📌 Key Changes (ML 2025-04):
✅ Income History – Must be received for at least 9 of the last 12 months.
✅ Income Limit – Boarder income cannot exceed 30% of the borrower's total monthly effective income.
✅ Documentation – Can be verified with bank statements, canceled checks, deposit slips, or tax returns.
✅ Written Agreement – A formal agreement documenting the boarding terms is required.
✅ Applies to Renters & Homeowners – Whether you rent or own, boarder income can now help you qualify!

🚨 BREAKING NEWS: 2025 Conforming Loan Limits Have Increased! 🚨

Here’s what you need to know:

✅ Baseline Limit Increase
The conforming loan limit (CLL) for one-unit properties will increase to $806,500—a 5.2% jump from the 2024 limit of $766,550.

✅ High-Cost Areas
For areas with higher home values, the maximum loan limit will rise to $1,209,750 (150% of the baseline).

✅ Special Regions
In Alaska, Hawaii, Guam, and the U.S. Virgin Islands, the baseline limit for one-unit properties will also be $1,209,750.

✅ Widespread Impact
Thanks to rising home values, the 2025 limits will increase across nearly all U.S. counties—with only six exceptions.
