š Local Housing Numbers Just Dropped⦠and they tell a different story than the usual āhousing crisisā talk.
Everyone everywhere keeps talking about affordability and housing shortages. So letās look at the actual numbers from February in Gonzales, Guadalupe, and Caldwell counties.
š” Gonzales County
Median price: $241,950 (basically flat)
Active listings: ā¬ļø 15%
Closed sales: ā¬ļø 33%
That means there are more homes available⦠but fewer buyers pulling the trigger.
š” Guadalupe County
Median price: $278,995 (ā¬ļø slightly)
Inventory: 4.8 months
Thatās about the closest thing we have to a balanced market right now.
š” Caldwell County
Listings: ā¬ļø 30%
Closings: ā¬ļø 65%
Translation: when homes are priced right, buyers absolutely show up.
š” City of Gonzales
Only 2 homes closed, which shows how quickly numbers can swing in a small market.
So before we throw around the phrase āhousing crisis,ā the real conversation should probably include:
⢠Inventory
⢠Pricing
⢠Financing
⢠Education about homeownership
