Everyone everywhere keeps talking about affordability and housing shortages. So let’s look at the actual numbers from February in Gonzales, Guadalupe, and Caldwell counties.

šŸ” Gonzales County
Median price: $241,950 (basically flat)
Active listings: ā¬†ļø 15%
Closed sales: ā¬‡ļø 33%

That means there are more homes available… but fewer buyers pulling the trigger.

šŸ” Guadalupe County
Median price: $278,995 (ā¬‡ļø slightly)
Inventory: 4.8 months

That’s about the closest thing we have to a balanced market right now.

šŸ” Caldwell County
Listings: ā¬†ļø 30%
Closings: ā¬†ļø 65%

Translation: when homes are priced right, buyers absolutely show up.

šŸ” City of Gonzales
Only 2 homes closed, which shows how quickly numbers can swing in a small market.

So before we throw around the phrase ā€œhousing crisis,ā€ the real conversation should probably include:

• Inventory
• Pricing
• Financing
• Education about homeownership

Because the truth is, a lot of people who could buy a home don’t realize they can.

🚨 PSA: Mortgage Text Scam Alert 🚨

One of my repeat clients sent this to me today. She knew it didn’t look right and called me first. That’s exactly what you should do.

The message claimed she could skip payments and asked for her current interest rate. Big red flag.

Let me be very clear:
We will NEVER text you out of the blue asking for your interest rate, personal details, or loan information. Ever.

If someone is:
• Telling you to ā€œtext 1 for detailsā€
• Promising to skip payments for a few months
• Asking what your current rate is
• Claiming to be some random ā€œdirectorā€ you’ve never worked with

That’s not your lender. That’s a scam.

Do not respond. Do not click links. Report it as spam.

If you ever get something that feels off, call your lender directly using the number on your statement. Or call me. I’d much rather answer a quick question than see you deal with fraud.

Proud of my client for trusting her gut and picking up the phone. That’s how you handle it.
