No president likes overseeing a bear market in stocks, least of all this one. That’s particularly true as households’ holdings of equities reach fresh records. The rate on the most popular U.S. residential real estate loan hit a nine-month high last week in another blow to home-ownership affordability, as the Iran war kept oil prices elevated, fueling inflation concerns and pushing up benchmark U.S. Treasury yields. The average 30-year fixed-rate mortgage rose 9 basis points to 6.65% in the week ended May 22, the Mortgage Bankers Association said on Wednesday. It was last higher in August 2025, before the Federal Reserve began a series of interest rate cuts to head off further labor market weakening that, for a time, helped bring down 30-year mortgage rates to around 6% before President Donald Trump and Israel launched attacks on Iran in late February. Stocks this week extended their longest weekly winning streak since 2023 to fresh records, junk bonds rallied and the cost of insuring against a selloff tumbled. Gains across risk assets may owe less to conviction than to the rising cost of being left behind: Investors who have spent months doubting the market frenzy find themselves underexposed. Few investors want to be the last holdout if the ceasefire holds, oil retreats and the rally broadens beyond its narrow leadership. The holiday-shortened week began – and is ending – on a hopeful note amid apparent signs of progress toward a U.S.-Iran ceasefire extension. The situation remains tenuous, however, as many purported "breakthroughs" in this three-month-old conflict have come to naught. But markets are cautiously optimistic. Before the bell on Friday, crude prices were down, and global equities – buoyed by the AI buildout and memory chip boom – continued to hit record highs.

President Donald Trump’s initial timeline of a weeks-long campaign is now a distant memory, yet the financial and economic disruption so far has been remarkably limited - even if the impact on physical supplies has been severe.

With a peace deal between Washington and Iran inching closer, despite US strikes on military targets for the second time this week and Kuwait saying it responded to missile and drone threats, Israel is seeking to neutralize the threat from its north. A breakthrough would likely force Israel to back off in Lebanon while still facing a hostile Hezbollah. The markets continue to remain remarkably calm through all of this geopolitical angst.

A fragile stock rally is starting to show signs of broadening out, suggesting there could be an opportunity for investors in the market beyond artificial intelligence alone. The S&P 500 on an equal-weight basis
hit all-time highs on Tuesday. The index rose as hopes of a ceasefire in Iran tempered the price of oil and rising Treasury yields, and lifted parts of the market that were most under pressure from the conflict. The index was last near 8,395, close to a record, after falling to roughly 7,600 at the March lows.
