You will begin seeing posts about mortgage interest rates finally coming down. I'll spare you the reasons why they are coming down, however, here's why you need to be careful. 😊🗝️🏡⬇️⬇️
If you do not own a home jump to #4.
1 - You may (will) start receiving phone calls, emails, texts, DM's about refinancing. Many from lenders you don't know and who are simply trying to make a "sale". It's been a slow year, so many are getting aggressive. Just talk to your loan officer, or someone you know - you like - and you trust who won't steer you wrong.
2 - Is it too soon? Did you just buy a home? If you did and you paid to permanently buy down your interest rate, that buy-down will be money lost. If you did a temporary buy down you will get the remaining money back. An analysis should be done to see if you are financially coming out ahead.
3 - If you closed on your loan within the last 6 months, please talk to the loan officer that did your loan. Loan officers can be heavily penalized (they pay back everything they made when they did your loan and often more) if you pay off your loan too soon. Usually about 6 payments. This is never discussed but it's a reality that loan officers live with and can be devastating to them. If you ARE going to refinance, give them the courtesy and the opportunity to discuss your situation. And it gives them the chance breakeven. They will get paid on the refinance, but that will all be paid back on the loan you are paying off early in a penalty to them (not you). Totally not fair, but that's the mortgage world.
4 - Will interest rates fall further? Probably. Will we see 3% again? No. But rates will likely continue to rise and fall, with a downward slope likely for at least a little while. Of course, there are no guarantees where they will settle in. 💰
5 - And finally, for those buying a home - don't stay on the fence. If you can afford the payment, just jump off that fence. When the weather warms up and if interest rates are still down, the competition will heat up. And that's just no fun because you will pay more for the house. 🏡🏡
