Summer damage on a rental is rarely one big event. It's the three things nobody checked.

HVAC failure in a heat wave becomes an emergency repair at emergency pricing, and a habitability problem on top of it.

Storm damage to roof, siding, gutters and fence is far easier to settle when you already have dated photos of the property in good condition.
