Are online mortgage calculators even legit? 🤔

Short answer: kinda.
They’re fun for a quick estimate… but they don’t actually know you.

Your real rate is based on things like:
• Your debt-to-income ratio
• Your credit score
• Your down payment
• Your loan term
• Your property type

And no online calculator can pull all of that together accurately.

A past client was being pushed to refinance by their current loan servicer… but when I reviewed the numbers, I found:
❌ Wrong property taxes
❌ Wrong homeowners insurance
❌ Missed MIP refund

On top of that, their “new deal” wasn’t as good as it looked.

Here’s the difference when you have the right person in your corner 👉 I put together a transparent refinance scenario:
✔️ Same rate
✔️ A lender rebate (which is when the lender gives you a credit to help cover part of your closing costs — less money out of your pocket upfront 🙌)
✔️ A clear breakdown of what every cost really was

Celebrating the wins today. 🍷
One transaction was smooth sailing all the way to the finish line—always grateful for those!
The other? Let’s just say it kept me on my toes. 😅 Had to chase down loan docs from a wholesaler, but stayed resilient, kept pushing, and got it DONE.

Today, two sets of loan documents landed in escrow. ✅
Next up: signing and closing.

Some days in lending are a grind, but moments like this make it all worth it.
