3 things in your attic that usually show up before a claim does.

1. Daylight showing through the roof deck. If light gets in, water usually does too.
2. Insulation that feels damp or looks flattened. That's often the fingerprint of a slow leak above it.

Myth: Actual cash value and replacement cost pay about the same.

Fact: Replacement cost coverage usually pays toward a new roof. Actual cash value usually pays for the roof you actually had, worn shingles and all.

Actual cash value takes years of depreciation off the top first. On a 15-year-old roof, that can eat most of the check.

Actual Cash Value: Your 8-year-old TV isn't worth what you paid for it, and most policies price it that way too.
