"How much life insurance do I need?" is one of the most common questions I get, and the honest answer is: it depends on your situation. But here are a few ways to think it through.

The 10x rule. A simple starting point is multiplying your annual income by 10 to 12. It's quick, but it doesn't account for debt or savings.

The DIME formula. This one's more detailed. Add up your Debt, multiply your Income by the years of support you want to provide, factor in your remaining Mortgage, and estimate your kids' Education costs. Add it all together for a more complete number.

One thing people often overlook: if you're a stay-at-home parent, you need coverage too. Replacing childcare and household responsibilities costs real money, even without a paycheck attached to it.

The right amount really depends on your income, your debt, your family, and your goals. There's no universal answer, but there is a number that makes sense for you. Let's figure it out together. 💬

If you own a home in California, here are 5 things about your policy that might surprise you:

1. Earthquakes aren't covered. Standard homeowners' policies in California exclude earthquake damage entirely. With fault lines running through much of the state, separate coverage through the California Earthquake Authority is worth a serious look.

2. Neither is flooding. Heavy rain, storm surge, and rising water are excluded from standard policies. Flood coverage comes through a separate policy, typically via FEMA's National Flood Insurance Program.

3. The FAIR Plan isn't a full replacement. If you're in a high wildfire risk area and relying on the California FAIR Plan, know that it's meant to be a temporary, basic safety net, not the same level of protection as a standard policy.

4. Your coverage may not reflect today's rebuild costs. Material and labor costs have climbed. If your dwelling limit hasn't been reviewed recently, you could be underinsured without realizing it.

5. High-value items have limits. Jewelry, electronics, and collectibles are often capped at a set dollar amount within your policy.

California's insurance market has shifted a lot recently. It's worth a quick review to make sure your coverage still makes sense. 💬

Heading out in the RV or taking the boat out this summer? Here's something worth checking before you go: your auto insurance probably doesn't cover it.

Motorized RVs, like motorhomes, need their own dedicated policy. Towable trailers and campers can often be added to your existing auto policy, but a Class A or Class C motorhome needs separate coverage that combines elements of both auto and homeowners insurance, since it's a vehicle and a living space.

Boats follow their own rules too. California doesn't legally require boat insurance, but most marinas and lenders do. Coverage typically protects the hull, motor, and equipment, along with liability if someone is injured.

If you own an RV, boat, ATV, or other recreational vehicle, it's worth a quick conversation to make sure you actually have the right coverage in place, not just an assumption that your auto policy has you covered. 💬

If you're renting and don't have renters insurance, here's why it's worth a second look.

Here's what a standard policy typically covers:
• Your belongings. Furniture, electronics, and clothing are covered if they're stolen or damaged, even when you're away from home.
• Liability. If someone gets hurt in your rental or you accidentally damage someone else's property, your policy can help cover the costs.
• Loss of use. If your place becomes unlivable after a covered event, your policy may help with temporary housing and living expenses.

A few things it doesn't cover: the building itself (that's your landlord's responsibility), a roommate's belongings (everyone needs their own policy), and earthquake damage, which typically requires a separate policy here in California.

The best part? Renters insurance is often one of the most affordable policies you can buy. For many people, it costs less than $20 a month.

The clean inspection gets all the attention. The insurance quote is what quietly ends deals. 💡
In our foothill counties, wildfire risk scoring means a home you love might be hard, or expensive, to insure, and buyers often don't find out until they're deep into escrow. The good news: this is almost always avoidable with the right timing.
A few things I always tell my buyers:
▪️ Get a real insurance quote before making the offer or at least during your contingency period
▪️ Ask about the property's fire risk score early
▪️ Don't assume the seller's carrier will cover you
▪️ If standard coverage falls through, the FAIR Plan is a bridge, not a dead end
