The Fed said what?! ☕️ Let’s translate before the group chat spirals.

Mortgage rates don’t follow the Fed beat for beat. And your homebuying plan deserves more than “hopefully they drop.”

My processor brain wants the full picture: monthly payment, cash to close, and money left to actually enjoy your life.

I have expensive taste, too. Being house-poor isn’t on the wishlist.

What’s your biggest hurdle right now—rates, prices, or saving the down payment?

Follow for mortgage strategy that makes the math make sense.

I have expensive taste. I also have plans.

And those plans need money left over after the pretty purchase.

I want the home, the travel, the dinners, the beautiful little details—and breathing room built into the equation.

For me, that means:

• Keeping the things I actually love.
• Questioning the expenses I barely notice.
• Giving future goals a place in today’s budget.
• Checking what stays in reserve before saying yes.

Some choices are full price. Some are preloved. Some can wait.
Being intentional is part of having good taste.

Save the checklist for your next upgrade. Follow for more.

Getting the mortgage is only half the battle. For co-op buyers, the board package is a second approval process—and it can be every bit as detail-sensitive as underwriting.

A strong package isn’t simply complete. It’s consistent. Your income, assets, debts, post-closing liquidity, references and supporting documents should all tell the same clear financial story.

That’s why I prepare buyers for both sides of the purchase:
✳️ The lender’s approval requirements
✳️ The building or association’s financial standards
✳️ Post-closing reserve expectations
✳️ Documentation, timing and potential red flags

If you’re considering a co-op in New York or Florida, involve your lender early. The goal isn’t only to secure a pre-approval—it’s to understand the entire path before you write the offer.

Save this carousel for your search, and DM me **“CO-OP”** if you want help preparing for the numbers behind the purchase.

Board requirements vary by property, and mortgage approval does not guarantee board approval.

I asked ChatGPT 4 questions about my mortgage world and it got a little too comfortable. 😂

I asked it:
✨ what first-time buyers always ask
✨ what people get wrong about mortgages
✨ why mortgage paperwork feels so weirdly personal
✨ and where it sees my mortgage career in 5 years

The answers were a mix of:
“Yep, I hear that every day.”
“Thank you for saying it,” and
“…okay ChatGPT, why are you reading me like this?”

But the biggest theme?
Buying a home isn’t really about memorizing mortgage terminology.

It’s about knowing:
➡️What actually matters.
➡️What doesn’t.
➡️What deserves your attention.
➡️And what absolutely does not deserve your panic.
Which is basically my entire personality as a loan officer. 😂

I’m the girl who will explain the math, read the paperwork, ask the annoying question before it becomes a problem, and still remind you that getting approved is not the same thing as making a smart move.

And apparently AI thinks I’m still going to be doing exactly that five years from now… just louder. ✨

Compliments are nice. Trust is different.

Hearing “I recommended you because I trust the way you work” will always mean more to me than any title, closing count, or polished highlight reel.

Because behind every mortgage is a real person making a very real financial decision — and I never take that lightly.

I want people to feel prepared, protected, and clear about what they’re doing. Not rushed. Not sold to. Not left wondering what comes next.

That’s the standard.

Do great work.
Protect your people.
Build a reputation that speaks for you when you’re not in the room.

That kind of referral? That hits different. 🤍

Your next rental property has numbers worth getting to know. 👀

A DSCR loan can use a property’s rental income to help you qualify—an option worth exploring if you’re self-employed or considering your first investment property.

The starting point? How the monthly rent compares with the monthly property payment.

Swipe for a simple example, plus why a strong ratio doesn’t automatically mean profit or loan approval.
