Galvestonian’s keeping it local 🍻 . Thanks to Julian for trusting me with his financing for his first home! Just a couple years ago I was also to help out his brother.

Did you know Galveston has houses located in 0.2% Annual chance flood plain (aka X-500, aka 500-yr flood plain)? Meaning you aren’t required to buy flood insurance due to your high elevation, and lower risk of flooding. Well we do, and Julian just got one. He also will be in a pretty sweet spot for some Mardi Gras parties! (DM me for more info! 🤣- kidding)

The rare Quadfecta! 🙌

✅ Buyer-Clients - closed
✅ Their agent & referral partner of mine - closed
✅ Personal Friend's property - sold
✅ Listing Agent, also a personal Friend - sold!

I was working with a set of buyers & their agent when they went under contract on a duplex, with 2 stand-alone houses. Knowing this buyer was extremely conscious of his total monthly payment, I was quick to point out the insurance policy quotes he was provided were for only one structure. Given my local experience, I knew he would need 2 separate flood policies & 2 separate TWIA/wind policies. Once this issue was rectified, the buyer quickly terminated.

As luck would have it some of my friends had their duplex (one-building this time) for sale, with a friend as the listing agent, and I knew it was perfect for this buyer! I shared the listing with the buyer-client & their agent, and it was perfect for them!

The rest is history... well, with the exception of this whole 4-month long subdivision & replat of the property... I won't bore you with the details 😂🤦‍♂️. Thankfully the buyer & their agent saw the value and stuck it out.

💡 Historical Mortgage Fact:

One of the earliest known uses of the word "morgage" appears in John Gower's Confessio Amantis. Interestingly, it wasn't about buying a home. Gower used the term when discussing marriage vows, portraying them as a serious pledge that should be honored.

A lot has changed since the 14th century, but commitment still sits at the heart of both marriage and homeownership. 🏠

Mortgage rates ended the week higher.

All eyes were on CPI and PPI this week and both beat expectations. Headline CPI +0.1% MoM, +3.4% YoY. Core CPI +0.2% MoM, +2.5% YoY. Headline PPI +0% MoM, +4.7% YoY. Core PPI +0.2% MoM, +4.2% YoY.

Energy prices falling a seasonally adjusted -1.5% MoM was the biggest surprise. The least surprising and largest falling item in the CPI report was lettuce, falling -16.4% MoM (thank you Cyclospora).

Rate hike odds fell sharply after both inflation reports this week, but October is still looking at a 50% chance of a hike after yields rebounded higher on Friday.

Existing Home Sales fell -1.7% MoM to an annualized pace of 4.06mm.

Retail sales fell -0.6% MoM. The World Cup giveth, the World Cup taketh away.
