Every realtor has that one lender on speed dial. The one they call when the appraisal comes in low. When underwriting kicks back a weird condition 48 hours before closing. When the buyer’s “pre-qualification” from the big bank quietly falls apart on day 25. That’s me. Not because I’m magic... because I actually pick up the phone. I understand how to try and restructure a deal when your Debt to Income ratio (DTI) is tight. I know the appraisers who work this area and how to properly dispute a questionable comp.
