What a rewarding morning at our Gaithersburg office! 👏
We hosted a Seller Marketing Mastermind with top producer Dilyara Daminova, and she did not hold back. Licensed in 22 states with a target of 50, she broke down the exact habits, strategies and practices that keep her at the top.👊
We went deep on the real conversation happening right now: How to shift seller mindset in this market, pricing strategies that actually land, and how to deliver them with confidence.
My favorite takeaways:
Pricing psychology for today’s seller, creative DIY staging that looks high-end at a fraction of the cost, and how to go the extra mile to prep a home for listing and for Open Houses. As usual, our Title Attorney Bruce Stern updated us on latest developments in the Taxation legislative activity, especially as it affects Primary Home owners in Montgomery County. ( I will share this separately to educate us on this page)
Fernando followed with a masterclass on using data analytics at every step of the listing cycle. Practical, technical, and immediately applicable.

Two similar homes sit
side by side. Their tax bills are
$2,100 vs. $10,800 a year.

One belongs to a man who bought in 1991, back when the price was $92,000. He kept it, paid it off, and never refinanced.

So now the house is just his house. No mortgage payment and about $2,100 a year in property taxes.

Next door is almost the same house.

It just sold for $965,000.

The buyer is 31, and his house comes with roughly $10,800 a year in property taxes and nearly $5,000 a month on the mortgage.

Same street. Same house. Completely different math.

One owner is living with the cost of a decision made three decades ago. The other had to buy into the neighborhood at today’s price.

The sale price gap is almost hard to believe.

But the property tax gap hits every single year.

📊 Fed Holds Rates : Quick Take
The Fed held rates steady at 3.5% - 3.75% for the 5th meeting in a row.
What does it mean? Mortgage rates are not dropping yet (around 6.75% today), but they are also not going up right now.
If you've been on pause waiting for rates to crash, this is your sign to focus on what you CAN control: credit, down payment, and getting fully pre-approved.
