Don’t wait until you find the one. Getting preapproved early gives you time to address anything on your credit, understand your loan options, and be ready when the right house hits the market.

2️⃣ You probably DON’T need 20% down.
There are loan programs with much lower down-payment requirements—and depending on your situation, you may even qualify for down-payment assistance or a 0% down option.

3️⃣ Know your numbers BEFORE you shop.
Your purchase price is only part of the equation. Your interest rate, property taxes, homeowners insurance, HOA dues, and down payment all impact your actual monthly payment.

On May 30th, my sweet convertible broke down — a real mechanical failure. I found a mechanic who promised he'd take great care of her. I believed him. I paid him. And now Betty's worse off than before I ever brought her in.

I'm so excited to share that I've returned to American Security Mortgage — and I'm bringing a brand-new name with me: Front Porch Lending with Tiffani Fuster.

If you know me, you know why I chose it. The front porch is where we gather. It's where we wave to neighbors, welcome friends, share sweet tea and big dreams. And that's exactly what I want getting a mortgage to feel like — a real conversation with someone who's in your corner, not a stack of paperwork with a stranger.

ASMC has always felt like home to me. Everyone here is pulling in the same direction: helping families find financing they can actually afford for the biggest purchase of their lives. Being back with a team that shares my heart for this work? I couldn't ask for more.
