Do we call it a come-back? I took a short walk this morning in my neighborhood and noticed something very strange. I must have seen 20 homes for sale. I thought it a bit odd, especially for October. So, I pulled up my neighborhood on Zillow and saw there was over 35 homes for sale. Then I pulled out for North Dallas area and could not believe my eyes. There has not been this many homes for sale in years.

My mortgage brain is forcing me to make sense of this. Did the dip in interest rates a month ago, entice all these homeowners to now put their homes up for sale? Was there that much pent up in the market? Are these sellers now doomed because rates jumped up to all-time highs again?

It is a lot of inventory.

There are many solutions to help borrowers purchase now, without you having to drop tens of thousands on price. Now is the time to take action. Don't wait for the holidays to get any closer.

Green shoots? My second chart does show signs of hope today. Looking at 5.5% MBS, we recently saw the 25 moving day average break below the 50 day. But today we saw pricing break above the 200 mda, with few lines of resistance ahead. This could mean things may get better soon. It's still a little too early to tell for certain. Stay tuned.

Nearly 82% of home shoppers said they felt “locked-in” by their existing low-rate mortgage, according to a recent survey by Realtor.com.
Rate lock tipping point: 5%
A recent report from Zillow found: Homeowners are nearly twice as willing to sell their home if their mortgage rate is 5% or higher and yet, 80% of mortgage holders have a rate below 5%.

At today's rates, most homeowners would have to finance a new home at a higher rate than their current one, creating an incentive to stay put.
