And you’re standing there like… I JUST ARRIVED. 😂

Buying the house is a huge milestone, but there are still a few little things to set up once you move in.

Change your filters. Check for leaks. Clean your vents. Keep an eye on your roof.
Most of these only take a few minutes, but ignoring them can turn a small problem into an expensive one.

Just because you can buy a $525,000 house doesn’t always mean you should.

I’ve heard plenty of stories from people who bought based on what they were approved for… then realized how tight the rest of life felt.

Your mortgage is only part of the picture.

You still have groceries, cars, trips, savings, repairs, and everything else life throws at you.

That’s why I tell people to look at the payment that actually feels comfortable — not just the biggest number they can qualify for.

I’ve heard a lot of stories from buyers who were surprised by closing costs because they were only planning for the down payment.

That’s exactly why I like to let people know this up front.

Closing costs can include things like:
• appraisal fees
• inspection costs
• taxes
• insurance
• lender and title fees

These costs can add up fast, so it helps to know the full picture early and not get caught off guard.

Getting pre-approved is one of the first real steps toward buying a home. 🏡
And yes… it usually means gathering a few documents first.

You may be asked for things like:

💵 Recent pay stubs
🏦 Bank statements
📄 W-2s
🪪 A copy of your ID
🧾 Tax returns if you’re self-employed or own rental property

It can feel like a lot, but having everything ready upfront can make the process much smoother.

And depending on your situation, you may need a few extra documents too.
