Commercial loans for churches are not church loans. The difference is in who reads the file.

A commercial lender reads a church against warehouses, offices and retail. Seasonal giving looks like instability. A volunteer board looks like weak governance. A sanctuary looks like a building with no buyers.

A church lender reads the same file against 2,000 other churches, where all of that is normal.

Same building, same congregation, two very different answers.

How is your church handling its finances this year?

The 2027 Church Finance Trends survey is now open. We are asking pastors, treasurers, administrators and board members across the country how their churches are budgeting, borrowing and planning ahead.

It takes about four minutes. It is anonymous. There are no loan offers in it. And every participant receives a free copy of the report in January.

Open through November 15:

Take the 2027 church finance survey for pastors, treasurers and church leaders. Anonymous, about four minutes. Open October 1 to November 15.

Five questions a church board should ask any lender before signing.

1. Will anyone be asked to sign personally?
2. What are the fees, and when are they charged?
3. Is there a balloon payment, and when?
4. Who services the loan after closing?
5. Has this lender closed church loans before, and how many?

The answers should come easily. A lender who hesitates on any of them is telling you something.

At Griffin: almost never, none upfront, disclosed in writing, ourselves on private money, and more than 2,000 since 1999.

A church is a special-use property, and that is usually why the appraisal is the slowest step.

There are fewer comparable sales. The buyers are other congregations. And the value has to account for a building that was never designed to be resold.

The appraisal cannot start until the lender orders it. If your church has a target date, whether that is closing on a new building or a balloon payment coming due on the old note, this is where the timeline gets decided.

Start early enough that the appraisal is not the thing you are waiting on.

This 4th of July, we’re reminded that freedom creates the opportunity to lead, to build, and to serve with purpose.

We’re grateful to support churches across the country doing exactly that.

Wishing you a safe and meaningful Independence Day.
