Here's a quick breakdown!

Condominium (Condo):

Privately owned residential unit
Designed for everyday living
Can be used as a primary residence, second home, or investment property (depending on the loan program)

Condotel:

Individually owned unit in a hotel-style property
Often includes amenities like a front desk, housekeeping, and rental management
Commonly purchased as a vacation home or investment property

Because condos and condotels have different lending requirements, it's important to work with a loan officer who understands your financing options.

Just Bought a Home? Watch Out for These Common Scams!

Congratulations on becoming a homeowner!

Unfortunately, scammers know that home purchases are public record and often target new homeowners with official-looking letters, emails, phone calls, and even voicemails.

Here are a few of the most common scams to watch for:

Mortgage Protection or Home Warranty Letters (most common and looks like the mortgage company sent): These letters often look like they're from your mortgage company and may even include your lender's name, loan information, or property address. Don't be fooled! In very small print, many of these mailers disclose that they are NOT affiliated with your mortgage company and are simply advertising a third-party product or service.

Property Deed Scams: Companies may offer to send you a copy of your deed for an inflated fee—even though you can usually get it from your county for little or no cost.

Fake Tax or Government Notices: Scammers may demand immediate payment for taxes, filing fees, or other "official" charges.

Home Repair Scams: Be cautious of contractors who show up uninvited claiming they noticed damage or pressure you into making repairs immediately.

Utility Company Scams: Never make an immediate payment because someone claims your utilities will be shut off. Contact your utility company directly.

Phishing Emails & Fake Lender Messages: Scammers may pretend to be your lender, title company, or insurance provider to steal your personal information.

MOST IMPORTANT TIP: NEVER call the phone number listed on a suspicious letter or voicemail.

Instead:

Contact your mortgage company using the phone number listed on their official website.
Better yet, call the loan officer who helped you with your mortgage. They can quickly tell you whether the letter is legitimate.
Never scan QR codes or click links included in unexpected mailings.
Always go directly to the source—not the contact information provided in the letter.

A few extra minutes of verification can save you from becoming the victim of fraud.

Protect your investment. Stay informed. When in doubt, verify before you respond.
