When I mention Conventional programs I am referring to all Fannie Mae and Freddie Mac programs that include 3% down for first time homebuyers, 5% down, 10% down, and more whatever fits your needs the best. Conventional programs are great for homes that do not meet government health and safety guidelines, investment properties up to 4 units, Second or Vacation homes, and clients that may want a different solution to mortgage insurance. FHA and FHA 203K programs are available to anyone that wants to use them whether they are buying their second home or first. For a minimum contribution of 3.5% of the purchase price as a down payment, the FHA programs offer flexibility in credit quality and money in the bank. When FHA lowered its annual Mortgage Insurance Premium it opened more opportunity for home buyers. The FHA 203K program offers the ability to wrap repairs into the mortgage allowing the buyer to buy the house and fix it up after settlement. The VA loan is a benefit to all clients that have served in the military either active duty or reserves. This program is very special to me since I served eight years and have used this program to purchase my first home. It is a 100% financing program with flexibility on credit issues, debt to income, and reserves after the purchase. The USDA program catches people by surprise. Yes the United States Department of Agriculture has residential loan programs. They offer two programs the Guaranteed and the direct. You must contact the local USDA office for the direct program. I offer the Guaranteed program. It is 100% financing. They do have income limitations and geographic restrictions but other wise the program has relaxed credit requirements and reserve requirements great for first time homebuyers that want to buy in rural area.
