One thing I’ve learned throughout my years in the mortgage business is that getting someone pre-approved is only the beginning.

The real work happens behind the scenes.

It’s finding solutions when debt-to-income ratios don’t work. Helping buyers improve their credit. Restructuring financing when something unexpected comes up. And communicating with everyone involved to keep the transaction moving forward.

That’s where experience matters!

I’ve always believed that real estate agents deserve more than someone who simply answers the phone and sends a pre-approval letter.

They deserve a lending partner who helps them grow their business, solve problems, and take great care of their clients.

Because at the end of the day, it’s not just about getting the loan. It’s about getting the family HOME!

🏡 SELLERS & LISTING AGENTS — LET’S TALK CLOSING COSTS!

Have you noticed buyers asking for larger seller concessions lately? Sometimes $10,000, $15,000, or even $20,000 toward closing costs?

Before you get frustrated with the offer, let me explain what’s happening.

For many buyers, it’s not about getting a better deal. It’s about making the monthly payment WORK!

With today’s home prices, interest rates, taxes, and insurance, affordability continues to be a challenge.

Buyers are getting creative. They’re using seller concessions to buy down interest rates, cover closing costs, and structure temporary buydowns to make their payments more manageable.

Here’s what sellers need to understand:

An offer asking for $15,000 in closing costs isn’t necessarily a bad offer!

In fact, accepting an offer with seller concessions could make more financial sense than simply reducing your sales price.

My advice? Focus on your NET proceeds, not just the amount of closing costs being requested.

The market is changing, and the way we negotiate needs to change with it.

Sometimes getting a deal to the closing table isn’t about lowering the price. It’s about structuring the deal the RIGHT way!
