# # # 🚨 Real Estate News: Realtracs Threatens to Cut Off Zillow Feed 🚨

The battle over property listing data is heating up! Tennessee-based MLS **Realtracs** has issued an ultimatum to **Zillow**: comply with its new display rules by May 31 or lose access to its listing data feed entirely.

Here is what you need to know:

* **The Conflict:** Realtracs recently updated its IDX display rules to require that *all* listings matching a consumer's criteria must show up in search results. Zillow’s own "listing access standards" ban listings that have been selectively marketed to certain groups, creating a direct rule conflict.
* **The "Seller Choice" Argument:** Realtracs argues that outside platforms shouldn't dictate a seller's go-to-market strategy. Zillow, on the other hand, claims its standards protect buyers so they can "trust what they see on our platform."
* **A Growing Trend:** This isn't an isolated incident. Just last week, Chicago-area MLS **MRED** actually cut off Zillow's feed over a similar dispute before a court ordered it temporarily reinstated.
* **The Compass Connection:** Zillow claims this is all part of a coordinated campaign and "playbook" orchestrated by Compass CEO Robert Reffkin to pressure MLSs across the country into pulling listings off Zillow.

If Zillow doesn't comply, Realtracs will update its members on June 1 regarding the status of the feed.
