Fannie Mae announced some transformational Condominium Guideline changes that will be effective on 6/23 that I want to share with everyone. This will undoubtedly will be welcomed by those of us who operate in areas where this majority of the housing stock.

2-4 Unit Condominiums – Transactions in this association type (and only this type) WILL NOT require any condo reviews beyond getting the master certificate of insurance. Freddie Mac reported today that its total mortgage portfolio increased at an annualized rate of 3.5 percent in July. The portfolio balance at the end of the period was $2.136 trillion compared to $2.130 trillion at the end of June and $2.044 trillion at the end of July 2017.
Purchases and Issuances totaled $32,721 billion, bringing the 2018 year-to-date total to $215.891 billion, Sales were ($1.028) billion and Liquidations ($25.413) billion in July and totaled ($12.873) and ($164.198) billion respectively so far this year. The annualized growth rate for 2018 through the end of July was 3.2 percent and the annualized liquidations rate was (13.4) percent.
Single-family refinance-loan purchase and guarantee volume was $6.4 billion in July compared to $7.3 billion in June. The refinance share of total single-family mortgage portfolio purchases or issuances fell from 27 to 23 percent.

More Than A Mortgage: Boston News

An old-school Seaport holdout closes its doors for good this weekend ahead of further development in the neighborhood. The Whiskey Priest (150 Northern Ave., Seaport District, Boston) will shutter on Sunday, September 2, making way for a swanky residential building. This comes nearly a year after its neighbor, Atlantic Beer Garden, closed ahead of the same project.
The Whiskey Priest shared a message of thanks on its page, inviting customers out for one last weekend:
We’ve had a great run and have had some unforgettable times. We’d like to take this opportunity to thank you all for your patronage over the years and we hope you had as much fun as we did. To all the staff who have been part of the family over the years and helped make this place a home away from home, a true thank you and much Love. Please stop by this weekend and help us give this place the send off it deserves. It’s the end of an era so let’s do this right!
The Whiskey Priest has operated in the Seaport District for about eight years. Once it closes, the site will be redeveloped into a 22-story residential complex complete with retail spaces and underground parking. The Cronin Group, which was behind Whiskey Priest and Atlantic Beer Garden, is also responsible for the new project, which will reportedly open in 2019.

More Than A Mortgage: Back-to-School Survival Guide
Summer break is over and all across the country kids are hopping into buses or being dropped off in car lines. There's a feeling of excitement in the air, but it's also a hectic time. Lunches need to get packed and gym bags remembered, and there's always that one car in the line that idles too long at the drop-off point. Here's a simple guide to help you get through this busy time with your sanity intact.
First, gather the supplies. Some large retailers, such as Target, will have local schools' supply lists on their website so you can easily add what you need to your cart. That will save you lots of time. If you have multiple children in school, make sure to keep their supplies in separate containers, so they don't get mixed up. Label everything. A silver sharpie shows up well on every surface. Purchase extra tissues, pencils, and hand sanitizer when it's on sale to replenish the classroom's supplies later in the school year.
Planning will make all the difference. Pack lunches the night before and store them in the fridge. Lay out clothes for the next day, so there are no arguments or frantic searches for cleans socks.
