In Texas, property taxes can change everything.
Two homes at the same price can have VERY different monthly payments…
just because of the tax rate.
That’s why focusing only on purchase price can be misleading.
We help you look at:
• Tax rates by area
• True monthly payment
• Long-term affordability
Because buying smart in DFW isn’t just about the house — it’s about the numbers behind it.
Let’s map it out.

That online mortgage estimate?
It’s not telling you the full story.
Most calculators don’t include:
• Texas property taxes (which can be significant)
• Homeowners insurance
• HOA fees
• PMI (if applicable)
• Your actual interest rate
So that “affordable” payment you’re seeing…
can be way off.
We run real numbers based on YOUR situation so there are no surprises later.
Before you fall in love with a home based on a guess — let’s get you clarity.

Refinancing gets talked about a lot, especially when rates start moving.

But the real question isn’t “should I refinance?”
It’s “does refinancing actually make sense for me right now?”

Sometimes it can lower your payment. Sometimes it helps you pay your home off faster. And sometimes… it just doesn’t make sense at all.

I put together a quick breakdown of when refinancing might be a smart move and when it might be better to stay put.
If you’ve been wondering about it, this might help.

A lot of buyers plan for the down payment but forget about everything else that comes with moving into a new home.

Things like closing costs, moving expenses, and small repairs can add up quickly.

Having a little extra saved in a “home fund” can make the transition into your new home a lot less stressful.

Preparation always pays off.

Interest rates get a lot of attention, but they aren’t the only thing that matters.

The real question is whether the monthly payment fits comfortably into your budget.

A home should support your lifestyle, not stretch it too thin.

When the payment makes sense for you, the rest of the numbers tend to fall into place.

When people think about buying a home, they usually focus on the down payment and the monthly mortgage.

But there are a few other expenses that can surprise buyers if they are not prepared. Things like closing costs, moving expenses, and small repairs can add up quickly.

Planning ahead for those “hidden costs” can make the entire home buying experience a lot less stressful.

We broke it all down here: http://panthercitymortgage.com/post/the-hidden-costs-of-buying-a-home-and-how-to-budget-for-them

Meet Colin.

Colin grew up watching the mortgage business from a unique perspective, as Rand’s son.

But what stood out to him wasn’t just the business. It was the relationships. Watching his dad connect with people, serve families, and walk alongside them through one of the biggest decisions of their lives made a lasting impression.

After college, Colin jumped right into the industry as a loan processor during the wild housing market of 2021. It was fast, competitive, and intense, and it became the perfect training ground. During that time he learned the ins and outs of the process from both Rand and Noah before becoming a licensed Loan Officer himself.

For Colin, this business is about people.

He loves getting to know his clients, understanding their goals, and helping them navigate the process of homeownership. By the end of the journey, his clients don’t feel like customers they feel like friends and family.

And if you work with Colin, one thing you’ll quickly notice is that he doesn’t work “9–5.” If he’s awake, he’s available.

Fun fact: if you’re local to Fort Worth, you might also run into Colin slinging beers at HopFusion Ale Works on Sundays, Tuesdays, or Wednesdays.

We’re proud to have him on the Panther City Mortgage team.

Once you’re under contract on a home, it’s best to hit pause on any big purchases.

Buying a car, opening new credit cards, or financing furniture can change your financial picture and potentially affect your loan approval.

The safest move is to keep everything the same until closing day.

Once the keys are in your hand, then you can celebrate.

It’s a fair question, but the answer isn’t always as simple as people think.

In this blog, we walk through the pros and cons of waiting versus buying now so you can make the decision that actually makes sense for your situation.

If you’ve been wondering about timing the market, this one might help.
