🏡 Mortgage Market Update | August 24, 2026

Mortgage rates have ticked up slightly over the past week, keeping affordability front and center as we head toward the end of August. 📈

🔹 FHA 30-Year ~6.33%
🔹 30-Year Fixed ~6.77%
🔹 15-Year Fixed ~6.61%
🔹 VA 30-Year ~6.35%

What this means for buyers:

While rates aren't moving in the direction we'd like to see right now, today's market is giving buyers something they didn't have during the peak seller-driven years: leverage.

More inventory, slower buyer activity and longer days on market in many areas are creating opportunities for buyers to negotiate on price, closing costs, repairs and rate buydowns. In the DFW market, that negotiating power is especially important as buyers remain sensitive to monthly payments.

And remember you don't have to marry the interest rate. 🏠

If rates improve down the road, refinancing may be an option. The bigger question is whether the home, price and overall terms make sense for you today.

Bottom line:

Rates are still elevated and have moved slightly higher recently, but the market is becoming more balanced and in many areas, buyers have more negotiating power.

The goal isn't necessarily to wait for the "perfect" rate. It's to find the right home at the right price with the right financing strategy. ✅
