Before your kids head out the door, make sure they know how to get to school safely, no matter how they are getting there. Here are a few tips to keep in mind:

🔵Walking to school? Stick to sidewalks, cross only at crosswalks, make eye contact with drivers before stepping into the street, and always walk in a group when possible.

🔵Riding a bike? A properly fitted helmet is non-negotiable. Remind students to ride on the right side of the road with traffic, come to a complete stop before crossing, and choose a route with minimal intersections and light traffic.

🔵Taking the bus? Students should stand at least 6 feet back from the curb when waiting for a bus, wait for the bus to come to a complete stop before boarding, and never walk behind or in front of a bus without making eye contact with the driver first.

🔵Getting dropped off? If you drive your child to school, obey school zone speed limits, follow your school's drop-off procedure, and never pass a bus that is loading or unloading children.

🔵Teen drivers? Review the basics of safe driving. This includes, but is not limited to, having all passengers wear seatbelts, putting devices away while driving, and driving the speed limit.

What is an "Umbrella Policy"?

Think of it as catastrophic coverage. You get a life changing illness, you at least know you are covered.

Thats what the Umbrella Policy is for.

You can't control who is in an accident any more than you can control anaccident happening in the first place. But you can control the fact you are protected.

Best way to avoid delays on closing a house?

Be up to date on all your information as early as possible.

Waiting on one inspection till the last minute can throw everything into a tailspin.

The leak in the pluming needs an inspector.
The inspector's final analysis changes the coverage needs for insurance.
The new insurance quote needs to be approved and or shopped around for a better rate.
The house can't be sold till the insurance is secured.
And on and on and on

Dont drag your feet, stay up to date and keep everyone in the loop.

Why did I become an insurance broker?

One word:

"options"

A "captive" insurance agent only has a couple of rates they can offer you. The big company name on the building dictates just how useful you can be to that home buyer or car owner.

When I became a broker, the hand cuffs came off and I could go to bat for my clients.

Is on carrier too expensive? Well, as a broker, I can now shop the market for a better rate with a different provider.

I couldn't do that before...what you got was the only rate I was allowed to give you.

But now, I got options. And im gonna shate them with all my clients!

A 4 year difference cost them $2,000/year.

Age is having the biggest impact on rates right now and getting that info right is so crucial. Just being off by a little bit is having a major impact.

Now you see that and you might think, "this is an arbitrary number", but it isn't.
The cost is calculated. Its a formula that factors in rates, claims, location, and cost to build (not necessarily rebuild).

The best defense right now? Be as accurate as you can be with your information. Know what you are getting into before agreeing to any exchange of money or obligation. Knowledge is power and counting the cost is a must if you are going to accept a responsibility like a home.
