I am not a lawyer or a CPA, but I am a commercial real estate lender with thousands of transactions completed in the last 31+ years and a real estate investor with over 45 years of experience, so I do have some knowledge and expertise. I would like to advise some younger, less experienced real estate investors. I recommend this: If you do not understand the numbers, do not invest in real estate. Many real estate investors do not understand the numbers or the risks associated with the deal.
