Tip for the day for anyone that is buying on Land contract, or will buy on Land Contract or if you are selling on Land Contract .

1. Now the Contract has to be recorded in the County of the property to do a Land Contract Refinance. If it is NOT recorded the transaction now has to be a purchase. . The renter also has to have at least 12 months cancelled checks for proof of Rent if Underwriting requires it. No Verification of rent or supplements on credit.
If the transaction is done as a purchase , this sometimes presents problems, Example: the buyer will normally not have a down payment and rent can not be credited, and the buyer will most likley have to put 15% down. So not recording Contract and not paying by Check will at the end the day hurt the buyer and the seller . Buyer has to prove they lived there 6 months prior to contract, ( i know this dont make sense) Rules have changed on Contracts and rules change daily. If you are selling on land contract or buying on contract , contact your local loan officer first to see what the rules are. Call Lisa CLosson 260-486-5626
