We also want to take a moment to thank our team for an incredible 2025. Every day, this group shows up with purpose, working to assist, educate, and mentor those pursuing homeownership. First and foremost I believe that the majority of people want and try to do the right thing!

Having said that, I need to put this out there!

If you are a professional in a given industry I hope you take the time to check your moral compass and educate clients rather than focus simply on doing business and collecting a paycheck.

If you an individual and looking to make a financial decision please work with someone who explains the math of that decision. Make sure you understand it and get a second opinion if you feel unsure about it.

I got a call from a Veteran who was solicited to do a VA IRRRL by a big box lender. For anyone out there unfamiliar with the IRRRL it is a streamline refinance of a VA Home Loan. The cost to do it must be recovered within 3yrs by the monthly payment reduction.

This Veteran had been making bi-weekly payments, which is a great strategy, and reduced his principle by an extra $10k in less than 3 years.

This allowed the loan to qualify for the IRRRL reducing the rate by .5% because the payment reduction taking the loan back out to 30years offset the cost.

HOWEVER, the monthly payment reduction was only $140. But it was presented to him that they would be reducing his payments by $350.

This is because his current lender was collecting $210 more than they needed to in escrow.

I explained this to the Veteran and told him that he could call his current loan servicer and have them do an escrow analysis to reduce his current payment by $210 with no cost. I furthere explained that the cost of the refinance divided by the actual monthly savings would take 92 months to recoup.

Let me be clear that $140 could be a significant swing in some budgets. Every client I have has a unique financial picture and my first priority is to understand that so I can help them do what is best for them.

For this Veteran the $140 was not a game changer and thanked me for my time and honesty.
