New Construction ➡️ Cash-Out Refinance 💰🏡

This one was a great example of strategy + ex*****on.

Client built their primary residence using a hard money loan with a builder, fast, effective, but not meant to be long-term financing.

We stepped in and:
✔️ Refinanced out of the hard money loan
✔️ Secured a cash-out refinance
✔️ Qualified the borrower using a 24-month bank statement program

A lot of people don’t realize this:

If you’re self-employed, you don’t always have to rely on tax returns.

There are alternative ways to qualify using your actual cash flow, which can be used for:
• Purchases
• Rate & term refinances
• Cash-out refinances

This is how you structure deals that actually make sense for the client.

Let’s Talk Mortgage 🎙️March 2026

First point — 📉 Rates are the lowest they’ve been since 2022.
Purchasing power is up 💰 and buyers are finally making their move.

Second point — 🏡 The market is shifting.
More inventory, more leverage… and the people who were waiting are stepping in 👀

Third point — 💳 Equity is being used strategically.
Cash-out refinances = replacing your current mortgage to pull equity out.
HELOCs = a second line of credit on top of your mortgage 🏦

We’re seeing a rise in HELOCs because homeowners don’t want to lose their low 2.5%–3% first mortgage 📌
So instead, they’re tapping equity through a second lien to pay off debt or invest 📈

This isn’t random… it’s a shift 🚪
The ones paying attention are the ones making moves.

This file needed all of us locked in.

It was a delicate deal that could have been denied by underwriting with the smallest misstep, so every detail mattered. We had to be intentional with the structure, strategic with the numbers, and realistic about what it would take to get it done. That meant collaboration, communication, and everyone at the table doing their part, including reducing commission to help make the deal work.

Tonight is a reminder that deals like this are not won by luck. They are won by understanding the file, respecting the FICO score requirements, knowing how underwriting will read the risk, and building the loan the right way from the start.

This one took teamwork, problem-solving, and trust from everyone involved.
And because of that, we got it to CTC in 15 days.
