Many of us came out of this hurricane unscathed, but there are definitely those out there that could be flooded or otherwise unlivable. If that is the case, that person is eligible for a 203(H) FHA mortgage with 100% financing! With no down payment and closing costs from the seller - they can quickly make the move to a new construction home here in the area. Here are the requirements for proving a renter is in this situation:

Prior residence was rented requires:
o Proof of residence in the Disaster Area such as:
▪ Valid driver’s license or
▪ Voter registration or
▪ Utility bills

o Evidence prior residence was destroyed in Disaster Area
▪ Insurance claim or
▪ Inspection report by independent fee inspector or government agency or
▪ Conclusive photographic evidence of the destruction /damage

o Signed/dated letter from landlord confirming destruction and that borrower has been relieved of all future liabilities

Proud to say yet another First time home buyer client of mine is clear to close 2 weeks in advance of closing. Relaxed clients, happy realtors, time to plan, time to pack, time to dream of your new chapter. This is what I do for my clients.

Imagine choosing a loan officer that tells you the day before closing you aren't moving tomorrow. Imagine your closing is delayed for weeks. Imagine they you told everything is great and 7 days before closing they say Oops, hey sorry but this isn't' going to work - with your dreams dashed and embarrassment to tell your friends and family. Ran a quote on a great value new construction home for a buyer making an offer - 369.9k New construction 4 bed 3 full bath just under 1800sqft in North Cape. Ran with the Hometown Heroes program and this buyer with 5k from the seller is bringing only $500 to the table to close this deal. Payment only at $2993 for this house built to accomodate a larger family! Let me know if you've got a buyer who wants a great value and next to no money down!

Ran a quote for a buyer today in Cape Coral. New construction, $319k - using Hometown Heroes they can buy this home with the seller concessions offered for $0 out of pocket (or whatever the deposit is plus an appraisal). Payment $2500 all included taxes and insurance. We can use whatever the contract deposit is toward paying off a credit card!

Submitting 3 Hometown Heroes loans with contracts today:
- Young couple, 344k builder contract, 15k closing costs paid, 3k deposit, using the 3k to pay a credit card, the rest goes to lower the loan amount by 6k.
- Young couple, 330k builder contract $7500 costs paid, buyer put 3k down for their deposit - using all of it to pay off their credit card and I have to lower their loan amount by $3k. $0 out of pocket to buy this house.
- Veteran, 340k 2021 home - $5000 deposit (contract required it), we're using all of it to simply pay off his credit cards. HTH covers everything with no seller closing costs paid - we even had to lower his loan amount by $6,000.

Let's get you a house and pay off your credit cards too!

FL First Time Home Buyers: Hometown Heroes is almost here! I already have multiple contracts closing in July and August using this program. You do not need to wait until July - only about 5000 total families will be taking advantage of this program (20k average usage of 100 mil total). This money will be GONE by September (like last year). If you are even thinking of buying a home in the next few months - call me today! If your client is on the fence - lets talk! Are prices falling? You be the judge. Here's your median sale price of a traditional 3/2 single family home by City here in SWFL since 2019. We can see an obvious staggering growth into May of '22. Prices since then have followed the typical ebs and flows of our seasonal market with prices increasing in the Jan-May months and then downwards June-November. Part of this has been Hurricane Ian in 2022 - but also the peak interest rates for both 2022 and 2023 occurred in October.
