Q: How much do I really need to put down to buy a home?

Good news! It's *not* 20%. Even though 20% has historically been the magic down payment number, few lenders still require 20% at closing.
Many mortgage programs allow as little as 3% down or in some cases, no money down.

While you should always chat with a qualified lender to figure out the best loan option for your own finances, there will be a few benefits to putting 20% down on your home.

↪️ No PMI - if you put less than 20% down you might wind up paying mortgage insurance until you accrue more equity.
↪️ Better interest rates - in some cases, if you put more money down you'll qualify for lower interest rates.
↪️ Less interest over time - if you put more down, you'll pay off your loan faster which means less interest.
↪️ Lower Monthly Payments - the larger your down payment, the less money you’ll borrow for your mortgage loan.
