Freddie Mac and Fannie Mae each have 3% down loan products that don’t require 680 credit scores. You want to have over a 640 credit score to use it and you can get up to 3% seller concessions. Call me with any questions- 440.458.0767

If you’re thinking about making an offer, consider increasing the price to cover the closing costs via seller concessions. The appraisers work off of the price on the purchase contract. Very rarely do I see an appraisal come in short where the concessions are included in the purchase price. Give me a call with questions! 440.458.0767

When you're looking for a home, keep in mind, the taxes and insurance are going to be included in the monthly payment (for the most part, unless you are putting 20% down).

So the city or town you buy in is going to effect the payment based on the local taxes but also if the home is in a flood zone, age of roof, proximity to fire hydrant, etc... all play factors into what your monthly mortgage payment is going to be.

If you want to buy but don't have the downpayment or would just like to save money on the downpayment, give me a call regarding the USDA loan.

The grey area is USDA eligible which means there's no downpayment required and you can roll the closing costs into the loan, up to the appraised value.

Because the loan is government backed, you don’t have a higher interest rate even though you aren’t putting anything down.
