Finally some relief for some landlords. Fortinately, by keeping open lines of communication with our renters and the assistance channels through the state and Broward County, we have not had many problems with tenants not being able to pay their rent, but this is some great news for some mom and pop landlords out there

Most Fort Lauderdale, Florida, apartment market metrics are the healthiest they have been in the past 20 years.

Vacancies are at a new low, around 4.5%, just three quarters after reaching an 11-year high of around 8%. This 350-basis-point compression follows three consecutive quarters of record net absorption that totaled more than 7,500 units over the past year. About 2,500 units were rented in the second quarter alone, outpacing supply additions more than four to one.

This strong demand has supported record rent growth, which ranks in the top 10 among the nation’s largest markets. Contrary to the norm, the strongest recent growth has been in high-rent submarkets and those seeing elevated levels of construction.

Such areas include Plantation-Sunrise, Coral Springs and Pembroke Pines-West Miramar. Rent growth is over 15% annually in all three submarkets, across which a total of about 2,000 units have opened in the past year and nearly 3,000 units are under construction.

Nearly $2.5 billion has traded in Fort Lauderdale in the past year, about 30% behind record levels. But quarterly volume was over $1 billion for just the second time on record in the second quarter as investment continues to increase.
