1031 Exchange Rules Every Investor MUST Know 💰🏠

Selling an investment property? Don’t let capital gains eat your profits.
Here’s how the 1031 exchange works:

✅ Use an Intermediary – The sale proceeds can’t hit your personal account. Once they do, it’s too late.

✅ Funds in a Trust Account – Your intermediary holds the money safely until you reinvest.

✅ 45-Day Rule – You have 45 days to identify a replacement property (equal or greater value OR a bundle that matches the sale amount).

✅ 180-Day Rule – From the day you identify, you have 180 days to close. This covers negotiations, due diligence, and even a deal falling through.

🚫 No Extensions – This clock is strict. Treat it seriously.
