Old Town Fort Collins Homes

Old Town Fort Collins Homes Welcome to the Old Town neighborhood, where homeowners & trusted local agents talk about real estate in their Fort Collins, CO community.

Meet Tim, your neighbor and neighborhood expert. Old Town Fort Collins is not only a unique and vibrant place to live, but also a unique area to buy and sell real estate. There is no other area of Fort Collins with the same diversity of homes; from turn of the century queen anne victorians, to modern newly built homes, and multifamily condominiums necessary to sustain a growing community. Because

the housing inventory is so diverse, so to is my approach in finding a buyer the perfect old town property, or marketing and selling a completely unique property. I make it my job to not only help my current clients, but also to study the market by previewing Old Town homes so that I can assure buyers and sellers that they truly are getting the best deal when buying or selling their home. Purchasing or selling a home is one of the most important financial decisions that an individual makes in their life, and I dont take this factor lightly. Having been a forest fire fighter for 11 years before entering a career in real estate, I understand the value of hard work to earn my wages. 16 hour shifts for 14 days straight, sleeping on the ground after strenuous physical and mental work was my normal for more than a decade. I take pride in being an honest and authentic Realtor that always looks out for the interest of others before my own. I ask questions, listen attentively, and value communication as an important part in the home buying and selling process. Serving others has always been my passion; whether I was keeping crewmembers safe on a fire, or helping a client purchase or sell their home. Let me be your partner in your next big decision! Im an open book and would love to chat, whether you are just interested in what is going on in Old Town, or are ready to take the next steps in buying or selling a home! I welcome you to join the real estate conversation.

September was unusually busy in Old Town, with quite a few more homes hitting the market this month as compared to last September. I can only posit that many of these sales were being tee'd up in anticipation of rates cutting with the FED rate cut, and I think we will see the trickle down effect of that into October. If you want to read about the activity this past month in Old Town, you can check out my most recent blog post below!

September certainly felt busier in Old Town activity than in years past, and the numbers prove that point well. Last September, 11 homes were listed, but only 5 of those homes actually sold while the remainder eventually expired without an offer. This Septbember, 15 new properties were listed, with

November fell back into a familiar rhythm of less listings, and we saw 6 hit the market this month. Some of those were recycled from months past, but with a recent drop in rates and prices, there is starting to be some movement to end the year. Here is my latest blog post with insights from all of the November activity in Old Town Fort Collins:

After a standout month of October where 26 homes were listed, I expected that November would be a much quieter month in terms of new listings. In a similar trend to last year, there were only 6 homes listed this November (5 were listed last November) which trends towards some normality in the market

Lots of great Old Town homes hit the market this past month, and there are still a few great options available. Check them all out in my most recent blog post below:

Similar to last March, there was quite the influx of listings that came on in March 2023. In fact, 19 homes officially hit the market this past month. I found a few things interesting about the properties listed this march. First, only one of those was an attached dwelling, and it is pretty rare for

Only 5 Old Town Fort Collins homes listed this past month, which is WAY down from the 11 listed November of last year. Here is a detailed analysis of each home that listed in Old Town Fort Collins this past month. www.oldtownfocohomes.com/buysell/monthly-market-update-november-2022

The holiday season is officially here, which always results in slower flow of inventory on the market. This year that flow has been turned down to a trickle as we only saw 5 new listings come online this month as compared to the 11 listings that were listed in November of 2021. Of those listings tha

Was October the last major push of listings before the year ends? I'm kinda thinking it might be (minus a few that come on here and there). If you want to stay up to date with the Old Town Real Estate market trends, you can check out my latest post all about the October market in the link below

October fell into a rhythm of listings that we would expect as we transition into the fall/holiday season. Last October, 15 homes hit the market compared to the 14 homes this October (22’). However, 3 of the October 22’ homes were “recycled” listings that had previously hit the market in ear...

It seems that no market has been insulated from the recent slowdown caused by increased interest rates, but there are segments of the Old Town Fort Collins market that are still moving quickly. Here is the latest Old Town Fort Collins real estate happenings from August! www.oldtownfocohomes.com/buysell/monthly-market-update-august2022

August marks a second month of elevated interest rates paired with the regular seasonal slowdown associated with the end of summer. Schools going back into session and end of summer travels almost always cause a bit of a slowdown, but this one feels more pronounced, especially in the price ranges ab

I just finished putting my thoughts together on the June real estate market here in Old Town Fort Collins. You can check out my commentary on the market activity in my latest blog post! www.oldtownfocohomes.com/buysell/monthly-market-update-june2022

June has historically been the nadir of the market activity throughout Fort Collins as the summer seasonal shift occurs. Almost like clockwork, more homes hit the market in June and less buyer activity is present as households travel, renters resign leases, and many buyers close up shop for the summ

"They (zillow) did studies you know.....45% of the time the zestimate is accurate 95% of the time!" Of course, this is an altered quote from Anchorman in regards to the stats of efficacy in the Cologne called "S*x Panther". My latest blog post digs deeper into the "Zestimate" and why you shouldn't trust it alone in valuing your home. You can read all about it in the link below. www.oldtownfocohomes.com/real-estate/zestimates
