Why home buyers maybe looking at it all wrong.

Everyday I get calls and the first question 90% of the time is what’s your rate?

Good question, bad processing of the answer.

Yes, rates are higher than January 2026, about 1% higher. But that’s half the story.

Mortgage rates are sky rocketing and buyers are backing out of the market… but let’s do some quick math.

Purchase price spring 2026: $550,000 with 20% down.
Mortgage rate spring 2026: 6.25%
Monthly mortgage payment spring 2026: $2,709.

Purchase price winter 2026/27: $500,000 with 20% down.
Mortgage rate winter 2026/27: 7.25%
Mortgage mortgage payment winter 2026/27: $2728

$19 a month difference for the same house and $50k less. Yes, home sale prices have decreased and will into winter.

Do the math. Find a great home. Don’t overbid.
