Today we celebrate the freedoms we enjoy, the communities we call home, and the people who make this country such a special place.

Whether you're spending the day with family, firing up the grill, watching fireworks, or simply enjoying a well-earned day off, I hope it's filled with great memories and good company.

Celebrate the Fourth. Protect Colorado.

With Northern Colorado already experiencing an active wildfire season, this is a great year to leave the fireworks to the professionals.

Instead of lighting your own, grab a blanket, support your local community, and enjoy one of these public displays:

Fort Collins – Fireworks over Sheldon Lake at City Park (around 9:35 PM)

Loveland – North Lake Park festival with fireworks over Lake Loveland (around 9:15 PM)

Timnath – Timnath Reservoir celebration with live music, food trucks, and a fireworks show (9:30 PM)

Windsor – Boardwalk Community Park at Windsor Lake with family activities, live music, and fireworks.

Greeley – The Greeley Stampede offers a full day of festivities, including the parade, rodeo, carnival, concerts, and spectacular fireworks starting at 9:30 PM.

Vacation is officially over!

And for those who guessed on my last post... it was a bit of a trick question. πŸ˜„

We spent time in Iceland, Italy, and Greece. We had an incredible time exploring new places, making memories, and enjoying some much-needed adventure together.

That said, we're definitely ready for a few things:
🐾 Seeing our dogs again!!!

β˜• Having a normal meal without trying to translate the menu

Inflation data came in this week, and the market's reaction was surprisingly calm.

Headline inflation increased 0.4% for the month of May, slightly better than expected.
Core inflation rose as anticipated, largely reflecting the recent increase in oil prices.

The biggest takeaway?
There were no major surprises, and markets took the report in stride. Sometimes "nothing shocking" is exactly what investors want to see.

The latest Fannie Mae Home Price Expectations Survey projects:

βœ”οΈ 2.5% national appreciation over the next year
βœ”οΈ Approximately $12,500 in equity growth on a $500,000 home
βœ”οΈ Roughly 14% cumulative appreciation over the next five years

Finally, a week of good news for rates.

After months of volatility, we saw rates improve a little bit almost every day this week.

What's helping?

🌍 A tentative peace agreement and 60-day ceasefire extension between the U.S. and Iran.

β›½ Oil prices dipped back below $90 per barrel.

The key for markets is that the Strait of Hormuz is expected to remain open. When oil can move freely, inflation pressures tend to ease, which is generally good news for mortgage rates.

Markets are still cautious after all the back-and-forth we've seen this year, but this was a meaningful step in the right direction.

After the roller coaster we've been on, a calm and steady week feels pretty nice.
