Happy Flag Day!

Today we celebrate a symbol that has represented freedom, resilience, and opportunity for generations.

No matter where life takes us, the American flag serves as a reminder of the values that unite us and the sacrifices made to protect them.

Take a moment today to appreciate what it stands for and the people who have helped preserve it.

Happy Flag Day!

The next Fed meeting is coming up on June 16-17, and while nobody knows exactly what will happen, it's a great reminder that the housing market can change quickly.

If you're thinking about buying a home this year, now may be a good time to:

🏑 Revisit your budget and monthly payment goals

πŸ“Š Check in on your credit and make sure you're putting your best foot forward

🏦 Compare loan options from different lenders and banks

πŸ’° Explore programs that could help lower your upfront costs or monthly payment

πŸ“‹ Update your pre-approval if it's been a while

One of the biggest mistakes buyers make is assuming the numbers they looked at a few months ago are still the same today.

Markets change. Programs change. Opportunities change.

A quick review could put you in a much stronger position when the right home comes along.

A little vacation time is officially underway!

Let's make it interesting...

πŸ‘‡ Where do you think Danielle and I are?

Drop your best guess in the comments. Bonus points if you get specific. πŸ˜„

While we're away enjoying a little adventure, don't worry! It's business as usual. My team is still hard at work helping clients, answering questions, and keeping loans moving forward.

So if you need anything, we're still here for you. I'll just be answering emails with a slightly better view. β˜€οΈ

Inflation data came in this week, and the market's reaction was surprisingly calm.

Headline inflation increased 0.4% for the month of May, slightly better than expected.
Core inflation rose as anticipated, largely reflecting the recent increase in oil prices.

The biggest takeaway?
There were no major surprises, and markets took the report in stride. Sometimes "nothing shocking" is exactly what investors want to see.

Quick reminder for buyers and sellers:

Rates have moved higher over the last couple of months, and we're seeing larger day-to-day swings than normal.

For buyers:
βœ”οΈ Have a game plan
βœ”οΈ Know your budget
βœ”οΈ Consider locking when the numbers work

For sellers:
βœ”οΈ Be mindful of buyer purchasing power
βœ”οΈ Make sure pre-approvals are current
βœ”οΈ Price strategically

A changing market doesn't mean a bad market. It just means strategy matters more than ever.

The latest Fannie Mae Home Price Expectations Survey projects:

βœ”οΈ 2.5% national appreciation over the next year
βœ”οΈ Approximately $12,500 in equity growth on a $500,000 home
βœ”οΈ Roughly 14% cumulative appreciation over the next five years

No one can predict the future perfectly, but it's encouraging to see economists remain confident in long-term housing fundamentals.

Finally, a week of good news for rates.

After months of volatility, we saw rates improve a little bit almost every day this week.

What's helping?

🌍 A tentative peace agreement and 60-day ceasefire extension between the U.S. and Iran.

β›½ Oil prices dipped back below $90 per barrel.

The key for markets is that the Strait of Hormuz is expected to remain open. When oil can move freely, inflation pressures tend to ease, which is generally good news for mortgage rates.

Markets are still cautious after all the back-and-forth we've seen this year, but this was a meaningful step in the right direction.

After the roller coaster we've been on, a calm and steady week feels pretty nice.

Kevin Warsh was officially sworn in as Fed Chair on May 22nd, and markets are paying very close attention.

Why?

Because his approach to inflation could have a major impact on where rates go next. The tone he sets over the next few weeks may matter just as much as the economic data itself. Warsh's first meeting as Fed chair is set for June 16-17.

For now, investors are watching and waiting.

Today we remember and honor the men and women who gave everything in service to our country.

Memorial Day is more than a long weekend, it’s a day to pause and remember those who made sacrifices so the rest of us could enjoy moments with family, friends, and the freedoms we often take for granted.

Wishing everyone a meaningful Memorial Day, and a heartfelt thank you to the families carrying the weight of those sacrifices every day.

Professional enough to talk mortgages.
Casual enough to laugh at terrible dad jokes.
Still the same guy behind the camera.

Big thanks to everyone involved! And yes, I awkwardly smiled through approximately 400 photos to get these πŸ˜„
