Rates have moved higher over the last couple of months, and we're seeing larger day-to-day swings than normal.

For buyers:
✔️ Have a game plan
✔️ Know your budget
✔️ Consider locking when the numbers work

For sellers:
✔️ Be mindful of buyer purchasing power
✔️ Make sure pre-approvals are current
✔️ Price strategically

The latest Fannie Mae Home Price Expectations Survey projects:

✔️ 2.5% national appreciation over the next year
✔️ Approximately $12,500 in equity growth on a $500,000 home
✔️ Roughly 14% cumulative appreciation over the next five years

No one can predict the future perfectly, but it's encouraging to see economists remain confident in long-term housing fundamentals.

Finally, a week of good news for rates.

After months of volatility, we saw rates improve a little bit almost every day this week.

What's helping?

🌍 A tentative peace agreement and 60-day ceasefire extension between the U.S. and Iran.

⛽ Oil prices dipped back below $90 per barrel.

The key for markets is that the Strait of Hormuz is expected to remain open. When oil can move freely, inflation pressures tend to ease, which is generally good news for mortgage rates.

Markets are still cautious after all the back-and-forth we've seen this year, but this was a meaningful step in the right direction.

After the roller coaster we've been on, a calm and steady week feels pretty nice.

Kevin Warsh was officially sworn in as Fed Chair on May 22nd, and markets are paying very close attention.

Why?

Because his approach to inflation could have a major impact on where rates go next. The tone he sets over the next few weeks may matter just as much as the economic data itself. Warsh's first meeting as Fed chair is set for June 16-17.

For now, investors are watching and waiting.

Some lenders are now officially using the new Vantage scoring models, and for a lot of buyers, scores are coming in HIGHER than the older models.

That’s opening doors for people who may not have qualified before.

There are still some tradeoffs:
• Larger down payments in many cases
• Different pricing structures

But overall? It’s a huge addition to the toolbox for buyers.
