Y'all- take a look at where rates are!!! This is an incredible improvement from last year, and we are still also seeing seller concessions available to buy rates down further or cover closing costs. When you see the market like this, the wise jump on board!

Debt-to-income ratio matters most!
* Common Misconception: High income guarantees mortgage approval.
* Reality Check: Lenders prioritize your debt-to-income (DTI) ratio.
* What is DTI?: A percentage comparing your monthly debt payments to your gross monthly income.
* Why It Matters: High income with a high DTI ratio can still make you a risky borrower.
* Tip: Reduce your debts to improve your DTI ratio and enhance your mortgage approval chances. This includes paying off credit card balances or anything that shows up on your credit report
