There’s something lovely about the reminder that beautiful things don’t always need perfect conditions. Sometimes they just need patience, perseverance, a little gratitude…and one very stubborn green thumb. 😂🌺

🚨 FHA doesn’t have to be scary… even when it gets a little extra spicy 🌶️🏡

This buyer needed an FHA Spot Approval — aka an extra layer of review directly through FHA that can sometimes add additional time and complexity to a transaction.
The contract gave us 45 days to close…

But guess what? 👀 ✨ We got her to the closing table in only 30 days. ✨

🏌️ Team Paz and took over Hole 2 at the FoCO Snow Golf Tournament — and what a day for our community! ⛳💚

Before the first tee time, we came together to set up, support the team holding it down at Hole 2, and rally around a cause bigger than ourselves. Then many of us grabbed our clubs and jumped into the tournament, ready to play, laugh, connect, and give back.

To date, this event has donated over $197,000 toward youth sports scholarships and community initiatives that help keep kids active, families connected, and recreational opportunities accessible to more people in our community.

Let’s talk about it…
Peeling paint on outbuildings has been a deal killer more times than we can count. Extra repairs, delays, sometimes even contracts falling apart.

But now? 👀
With these minimum property requirement (MPR) changes… how many of those “problem properties” just became new opportunities?

This is why staying educated matters.
