Intel put its 161.8-acre Folsom campus on the market in late 2024. Colliers ran the sale.
Multiple buyers bid.
This week Intel called it off and kept the property. (Sacramento Business Journal, September 2, 2026)
The reason wasn’t weak offers. Intel’s business turned around — AI demand, stock near a five-year high — and the company decided that owning Folsom serves its future better than the cash a sale would have freed up.
When their outlook got brighter, Folsom got more valuable to them. Not less.
Here’s why that matters if you’re thinking about selling. The buyers purchasing in the $900K-$2M+ range here aren’t random. Many of them work in this industry or relocated from markets where exactly this kind of infrastructure produced durable appreciation. They’re not buying despite market conditions. They’re buying because of the fundamentals underneath them.
Intel’s campus is one of the company’s seven global critical data hubs - 80 megawatts of power, enough for 56,000 homes, and its own SMUD substation. Built for 10,000 employees.
Currently under 4,000.

The honest answer: it depends entirely on the paperwork - not the panels. An owned system with clean documentation is a genuine asset. A leased system or solar loan with no documentation ready is a transaction complication most sellers never see coming.

I’ve watched that sequence end deals that had every reason to close.
Structural and safety items give a buyer real grounds to exit. Cosmetic ones don’t. Before my sellers decide what to fight for, we run the actual math - carrying costs and relisting against the dollars in front of them.
Usually it decides itself.
