Signing a lease with the new tenant for my tiny house today! 🏡 I had several awesome applicants, and I’m grateful to everyone who took the time to apply!

Owning rentals means I know the work behind the scenes, too. The repairs, turnover, expenses, and decisions that come with taking care of a property. If you’re considering your first rental or figuring out what to do with one you already own, I’m always happy to talk it through.

Interest rates have increased it’s not something we can ignore! We can revisit sales price and net profit, marketing plans, as well as all other avenues a Seller has to potentially consider. Buyers that don’t have a ‘fresh’ pre-approval it’s time to revisit that pre-approval amount and what monthly budget you are comfortable with.

Buyers will keep buying, sellers will keep selling because life changes happen and require it! It *CAN* be a strategic time to buy… higher likelihood of concessions/seller repairs/price drops as well as less buyers looking. Tipping more towards a Buyers market even with the hit of interest rates. I AM seeing seller financing and land contracts make a resurgence… this is something to consider.

🏡❤️ JUST SOLD & JUST IN TIME FOR THEIR ANNIVERSARY! ❤️🏡

Yesterday, Jaime and Ian officially became FIRST-TIME HOMEOWNERS! 🥹🔑 When Jaime first reached out in June, they weren’t sure homeownership was in the cards for them just yet. Fast forward a few months, and these two are holding the keys to their very first home, just in time to celebrate their anniversary! What a beautiful way to start another year of marriage and a new chapter together!

I couldn’t be happier for you both! Thank you for trusting me to guide you through such an exciting milestone. It has been an absolute joy getting to know you and helping you make this dream a reality. Wishing you a lifetime of love, laughter, and wonderful memories in your new home. SOLD — 113 W. Polly Street, Perry 🏡

This one is especially meaningful!! I originally worked with these sellers when they were searching for the right property to purchase and renovate. We ran numbers on several potential flips before landing on Polly Street, and after a huge transformation, I had the privilege of representing them again when it was time to sell.

This sale was a true example of why strategy matters. The market changed quickly while we were listed, so we had to adjust, reposition, change the marketing, rethink pricing, and stay flexible rather than forcing a plan that was no longer working. I’m incredibly grateful they trusted me through both sides of this project, from purchase to renovation to resale.

Real estate is rarely a perfectly straight line, but with communication, patience, and the willingness to bob and weave when the market shifts, there is usually a path forward. Congratulations to my sellers on a successful closing and on everything they accomplished with this home! 🎉

ISO: I'm looking for my clients next flip property. He has owned a preservation and remediation company for over 20yrs and does AMAZING work! Looking in the area pictured below, only areas he doesn't want are Flint & Mt. Morris. There HAS to be room for renovation and profit reflected in the sale price. He is fine with ANY type of work including foundation problems, mold, water, etc.....the things others shy away from he is happy to take on if the work. Please send whatever you have my way! I have looked on market and nothing is appealing at the current price points, thank you!

PENDING! 🎉 And even better… **OVER ASKING!**

I’m so excited for my sellers and incredibly grateful they trusted me through the process. This market has definitely required some patience, adjusting, and getting creative. Which makes seeing that PENDING sign feel extra sweet. ❤️ Now we keep things moving and get this one to the closing table!
