There are more homes on the market right now than at any point since 2019.

That is the part of this market nobody was talking about a year ago. Active inventory has climbed to about 1.14 million homes, the median asking price has eased to roughly $420,000, and homes are still selling slightly faster than they were last year. Sellers who price realistically are finding buyers. Sellers who don't are sitting.

Affordability moved the right way too. The median mortgage payment fell in July to around $2,175, and fewer homeowners fell behind on payments.

The catch is rates. They pushed higher again at the end of last week, and that pressure is keeping a lot of would-be buyers on the sidelines — which is exactly why the buyers who are out there have room to negotiate that they didn't have two years ago.

More choices. Less competition. That combination doesn't last forever.

Friday brings the August jobs report, which tends to move rates more than almost anything else on the calendar. Expect movement.

Nobody talks about what actually happens when rates come down.

Every buyer who has been sitting on the sidelines gets the same signal at the same time. They all come back at once. And the thing that was in short supply the whole time, houses doesn't suddenly multiply to match.

More buyers competing for the same inventory tends to move prices up. Which means the savings people were waiting for often gets handed right back at the offer table.

That's not an argument for rushing. It's an argument for being ready:

Rates spent most of the summer moving the wrong direction. Last week they moved the right one.

By Thursday, mortgage rates had reached their lowest level in about a month. The driver was inflation data at the wholesale level coming in softer than expected — the kind of report that doesn't make headlines but does move rates.

The 30-year fixed averaged around 6.71% to close the week, down slightly week over week.

Here's the part worth paying attention to: this window opened on a Thursday and had mostly closed by Friday afternoon. That's how fast these things move now.

The people who benefit from a week like this aren't the ones who start looking after they see the headline. They're the ones who already had their numbers ready and could act on a Thursday.

The Fed releases its meeting minutes Wednesday, so expect more movement this week.
