The number of housing units under construction reached 1.7 million for the first time.
The numbers show that multifamily units are under construction faster than single-family units.

Specifically, in September, 893,000 units in buildings with five units or more compared to 800,000 single-family units were under construction. The number of multifamily units under construction has increased for nearly two years. The completion of these units could help with rent increases.

Are REITs and Real Estate Syndications created equalโ“

I once believed my portfolio was diversified because it contained a variety of stocks, bonds, real estate investment trusts (REITs), and dividend stocks. However, I later learned that they were all paper assets traded on the stock market and thus subject to the same ebbs and flows.

Whereas owning a hard asset like real estate, bullion, or oil on the private market, it is insulated from the volatility in the equities market. News headlines or corporate earnings news do not have an immediate impact on pricing, if at all.

REITs and syndications both have their own set of pros and cons. If you are seeking to diversify an already heavy equities position, however, and are looking for a return on your capital outside the equity markets, syndications can provide a good opportunity.

Investors can earn 18% or more on their money and see two times the equity in a five-year hold period if they invest in value-add multifamily syndication as long as there is an experienced, trusted operator managing the property.

There are many reasons why investing in multifamily real estate is an excellent hedge against inflation, but here are three:

โœ”๏ธIncreased demand for multifamily, but not enough supply
โœ”๏ธRising rents pushed up by rising inflation
โœ”๏ธResident leases are short enough to ride or hedge against inflation

When you invest in multifamily real estate, however, you'll likely see the opposite happen: rents will increase alongside inflation. That means that even though your dollars might not be worth as much during this time, if you're renting out your units and collecting rent from them, they'll still help offset any losses from inflation.

When you own stocks, bonds, or even REITs (real estate investment trusts) they are all paper assets and traded on the stock market

Which puts them at a higher risk then hard assets like real estate, metals, and commodities

The stock market is highly liquid

Meaning, the moment a news story hits or Elon Musk or Donald Trump tweets their thoughts, people react by selling or buying shares therefore pushing the entire market up or down based on emotions not business performance
