February was my biggest month yet—6 families served and a spot in the Million Dollar Club!

But the real win?
6 families, 6 stories, 6 sets of keys, 6 next chapters.

Grateful for the families who trusted me and the referral partners who continue to put my name in the room - I appreciate it!

If you’ve been wondering “could I actually do this?”… let’s talk.

Pretty focused.
Pretty caffeinated.
Pretty obsessed with getting first-time buyers home. 🏡

Big things are happening over at the Mynatt Mortgage Group 👏

Jeremy Miller officially joined our team, and I couldn’t be more excited about what he brings — leadership, heart for people, and a steady presence families deserve during big decisions.

Our team just got stronger.

Welcome, Jeremy đź’š

Help us give a warm welcome to the newest member of our team, Jeremy Miller!

Jeremy is a husband and a proud dad to two amazing kiddos, Nora and Jackson. Before joining us, he served as a Group Director at Emmanuel Church, bringing leadership, heart, and a passion for people to everything he does.

Outside of work, Jeremy is a back-to-back fantasy football champion (we’re clearly adding some competitive energy to the team...), and he enjoys pickleball, basketball, hiking, and spending quality time with his family. He’s a big fan of The Office, loves the Harry Potter series, and if you’re looking to win him over, an acai bowl is the way to go.

We’re so excited to have you on board, Jeremy! Welcome to the team.

This week I’ve had several conversations that started the same way:

“I’m just not ready yet.”

When we unpack that, it usually means one of three things:
– I don’t know my numbers.
– I’m afraid of being told no.
– I think I need everything perfect first.

Here’s what I want people to understand:

The first conversation isn’t about commitment. It’s about clarity.

When you can see your numbers clearly, the fear shrinks. You’re no longer guessing. You’re making informed decisions.

Most people aren’t behind.
They just haven’t had a clear picture yet.

Information creates confidence.

After everything we’ve talked about these past few weeks — savings, cash to close, assistance, concessions — here’s what I hope sticks with you:

You might be closer than you think.

A lot of first-time buyers decide they won’t qualify before anyone ever looks at the full picture.

Don’t assume. Ask.

Curiosity is a perfectly good place to start.

Clarity first. Details later.

Be honest with yourself for a minute.

If you’ve been thinking about buying a home but haven’t taken the first step, what’s actually holding you back?

Credit?
Savings?
Uncertainty?
Something else?

Most people have one thing that feels bigger than it probably is.

You’re not the only one.

Clarity first. Details later.

If you’ve already decided you’re “not ready” to buy a home… pause for a second.

You don’t need perfect credit.
You don’t need 20% down.
You don’t need every answer figured out.

A lot of people disqualify themselves before anyone ever looks at the full picture.

Don’t count yourself out too soon.

You just need a starting point.

Clarity first. Details later.

You might hear the term “seller concessions” and wonder what that actually means.

In simple terms, it’s when a seller agrees to help cover part of the buyer’s closing costs. It’s not automatic, and it’s not guaranteed—but it can be part of the overall strategy.

The important thing is knowing this option exists. When you understand the tools available, the process feels less fixed and a lot more flexible.

Another way to reduce out-of-pocket costs.

Clarity first. Details later.

Today wasn’t just a closing — it was the start of something bigger!

Jake & Bailey are officially homeowners! 🏡

I’m so happy for you - thanks for letting us be a part of this big step forward. Shoutout to Tammy Girdler at Sibcy Cline for making this day possible as well.

One thing I always want first-time buyers to know is this:
you don’t have to do this completely on your own.

Depending on your situation, gift funds or assistance programs may be part of the conversation. These aren’t shortcuts—they’re tools that can help make homeownership more accessible.

The most important part is understanding what options actually apply to you, instead of assuming you have to figure it all out by yourself.

You don’t have to do this alone.

“Cash to close” is one of those phrases that can sound a lot scarier than it actually is.

It’s not a random number that shows up at the end. It’s simply a summary of how your down payment, closing costs, and credits come together. That includes things like prepaid taxes and insurance—items you’d be paying anyway, just upfront.

When you understand that early, everything feels a lot more manageable.

It’s a summary, not a surprise.
