I made a post about this several months ago, and I think that’s important because once you’ve been in so many open houses you sort of lose perspective possibly. So when I first started going in open houses and seeing ones that were stage and ones that weren’t it really struck me. In addition, since I’m in the business, I know that realtors have to convince the homeowner to pay extra in order to stage their homes. However, had I not known this, I would definitely feel that the realtors who had staged homes were better realtors than those who didn’t. It just looks like you don’t care, and I think it reflects poorly on the Realtor. What do you guys think?

In the DMV– Northern Virginia – Arlington, McLean, Falls Church, Vienna, Alexandria, Reston – the Housing market is really competitive. There is still less inventory than buyers looking. In all instances, you really need to have the best representation in a Realtor and Loan Officer, but in this area and in this market it is crucial. In this video, I highlight what a listing agent is thinking about when receiving your offer and what your buyers agent and Loan Officer need to bring to the table.

As a Loan Officer, I’m sure you expect me to go on and on about how great it is to be a homeowner, however, I’ll be really honest about my journey as a homeowner and how I felt right after closing, and in all the years since. It’s not all sunshine and rainbows -there are definitely trade-offs – and there are still benefits, at least for me.

Of course, nobody would recommend not doing a home inspection/appraisal or whatever. But… when you’re in a competitive bidding situation, you want your contract to read the most smooth, easy, “this will close!” as possible.

And that’s what the listing agent’s job is — in representing the seller — make recommendations that are in the seller’s best interests.

So does that mean not getting a home inspection? Of course not! But you do it before you write the contract so that the seller knows you’re serious and aren’t going to try and get out of the contract with your “get out of jail free” card that the home inspection is often used as.

Especially in Northern Virginia — Arlington, McLean, FALLS Church, Vienna… When you are one of multiple people bidding on a home you need to be strategic.

For those buyers out there who are wet to their big bank or their credit union or found some great deal with an online lender, this is some unsolicited advice which sounds self-serving, but you can look this up yourself. I have a lot of listing agent realtor friends, and the number of times I have heard a loan not close on time with one of these big banks/credit union/online lenders… it’s a lot. So you have to see this from the point of view of the listing agent. They are looking out for their client, and they have been burned one too many times by loans not closing on time. If you wanna do a refinance through one of these folks, sure. Butt purchases that are very deadline focused… Unless you are literally the only person who has put an offer down, it’s likely that your offer will not be selected.

I just wanted to show you guys the data that I use and the company that I use with regard to determining whether to float or lock. Now, of course, that is always the decision of the consumer, but this is the data that we utilize when we make recommendations or simply share with our clients. Another thing I wanna add is that this is the same company that has won the Kristal ball award four years running for their most accurate price appreciation prediction. So when I recommend buying now rather than waiting, it’s based on real data and numbers, not an attempt to get more business personally.

This is a question so many folks are asking right now: should I buy now or wait for rates to come down? That answer might be different for different parts of the United States, but here in Northern Virginia — McLean, Falls Church, Arlington — home prices are continuing to appreciate at least 4.2% annually.

So for example, if you were to buy a $1 million home today, in one year you would have gained $42,000 in equity just from the house naturally appreciating.

So if you can qualify now, I highly recommend buying now.
