Fannie Mae and Freddie Mac just made buying a condo a little harder and a little more expensive. The limited condo review is gone, and a full review will need to be done in most cases, which are more expensive and open the door for more scrutiny.

But this is where working with a mortgage broker instead of a bank can make a big difference! Because I work with some of the largest lenders in the country and can shop multiple investors, we may be able to find a lender that already has the condo project approved—potentially eliminating the need for a new full project review. I also have investors that don’t require condo project reviews at all or accept condos that Fannie and Freddie might not.

If you are thinking of buying a condo, check on the financing side first. I'm always happy to help you navigate the home buying process!

Stuck deciding between buying a home now and holding out for the “perfect” mortgage rate?

The truth is, trying to time the market rarely works. Home prices, mortgage rates, and inflation are all outside your control.

And if you wait for all of them to line up just right, you may be waiting a long time.

My advice? If you want or need to move, look at your own numbers instead.

Because whether it's a good time to buy really comes down to your financial situation.

Can you afford the monthly payment?

Do you have enough money left over as a safety net?

What about for repairs?

It’s not a bad time to buy if the math makes sense for you. And that’s true no matter what you’re hearing about the market right now.

Connect with a trusted lender to run the numbers, then let’s chat.

The home that’s been sitting on the market for a few weeks? Maybe even a month? Don’t scroll past it just yet.

Your first instinct might be to assume there’s something wrong, but you could be missing out. Especially if finding a house in your budget has been your #1 challenge.

Homes that have been on the market longest are the ones you should be looking at first.

Because the longer a house sits, the more open the seller usually is to dropping the price or negotiating to pay some of your closing costs.

So, before you write off a listing that’s been around for a while, let’s connect. I can help you decide which homes are worth a second glance.

A lot of people have been waiting for rates to drop or prices to come down before making a move. But the reality is, sometimes life changes before the market does.
A growing family.
An empty nest.
A new job.
Retirement.
Needing to be closer to loved ones.

Those are the real reasons 1 in 5 buyers last year said they felt like they had to move, no matter the market. Because life doesn't wait for the timing to be perfect.

And if that’s where you are right now, you can still move. You may even have more options than you think. You just need someone who can help you find them.

Be honest. Have you started looking at homes online yet?

Because if you have, it’s already time to get pre-approved.

While you may be tempted to wait until you’re really serious about a house, that actually puts you behind the game.

The better bet is getting pre-approved before you fall in love with something.

It’ll give you clarity on what you can borrow, your ideal price point, and what your monthly payment could look like. That’s information you’re going to want up front, so you don’t fall for something outside of your range.

Plus, when a house you love hits the market, you’ll be ready to go – not scrambling to figure it out.

If you’re about to start looking or just casually browsing, let’s talk about where to start.

Home affordability is the best it’s been in 4 years.

That’s thanks to: Lower rates. Slower home price growth. And rising wages.

And while the affordability problem isn’t solved, many buyers are finding the numbers work better today.

If buying didn’t make sense for you last year, take another look.

Have you re-run the math on your move yet? DM me and let’s see if it changes when you're ready to buy.
