20 Days to Clear to Close!
Big congratulations to my clients on closing strong in just 20 days. We faced a major hurdle when the condominium complex was initially deemed non-warrantable, but through persistence, documentation, and teamwork, we were able to overcome Fannie Mae’s position and get this one to the finish line.
This is what happens when everyone stays committed to the process. Grateful to be part of the journey and excited for my clients as they start this next chapter!

A recent client came to me looking at renovation refinancing, but they were concerned about changing their overall rate on the full project. Since speed was also a priority and they had already started working with the contractor, we explored a HELOC as a faster solution.

From application to close, the process took just 5 days. After the 3-day rescission period, the funds will be directly deposited, which means that with a weekend in between, they’ll have the cash they need in 10 calendar days.

From being denied at their local bank after 35 days to being cleared to close in just 14 days — this is why working with a broker can make all the difference.

Will every file have this same outcome? No. But this is a great example of how the right lender and the right approach can work to your advantage, or your client’s advantage.

The bank was convinced this loan would not close and made that clear when they transferred the FHA case number. We took a different path, worked with a lender who reviews files directly under FHA guidelines, and now these buyers are new first-time homeowners.

This one had a few hurdles along the way — including a full week delay from the appraisal company. At one point, the client and I even had to pause and consider our options.
