***Long Boring Mortgage Rate Post***

If this week is any indication of how 2026 is going to go... Strap in Mortgage pros. It's going to be a bumpy but hopefully fun ride!

Where the hell do we start? 200B of MBS purchases of course...

Ok.. what really happens if the GSE's (fannie/freddie) buy 200B of MBS? They don't just put a bid in for 200B UMBS and p**f, rates get lower. It will be done thoughtfully and broken out for months. Just like they have BEEN doing. That's right, BEEN doing. Most people are unaware that the GSE's have been buying MBS for months (to the tune of nearly 70B). Which is why spreads have already tightened 25 bps or so. (we were sitting at 200bps or so before this move) Theoretically mortgage rates will improve if overall rates stay static. (no shot but you get the drift).
Mortgages won't disconnect from where treasuries trade... they will just gain some ground in the short term. The move yesterday and today were traders getting ahead of it. Which is why most of the movement is in lower coupons. (4.5 and 5.0s) When/if the GSE's continue their buying, expect a slower, methodical tightening.

Take politics out of this. This is good for mortgages. Having a marginal buyer will help solidify price and bring more buyers. 200B vs 9 Trillion outstanding MBS seems like a drop in the bucket, but the focus should be more about the monthly volume. Having a solid bid on 15-30B of 100-150B of volume will help. That raises prices and lowers yield. (Which is just a fancy way of saying mortgage rates will be better)

📈 What’s Been Happening With Rates

Mortgage rates have basically been sideways since September, hovering near the lowest levels since late 2024.

The next big potential mover?
Tuesday’s Job Openings report (JOLTS).
This will be the first full Bureau of Labor Statistics data release for October — and unusually, it's coming before the October jobs report due to the shutdown. Markets will be watching this one more closely than normal.

🏁 Bottom Line

A rate cut is likely, but mortgage rate movement is not guaranteed.
The dot plot, Powell’s comments, and next week’s jobs data may have more impact than the cut itself.
Expect markets to stay range-bound until more economic clarity arrives.

We are 3 basis points from a 3 month low.  Hopefully we can keep going in this direction!!
