January jobs report added 130,000 jobs, more than double expectations, and unemployment dropped to 4.3%. Strong employment data means the Fed has no reason to cut rates anytime soon, immediately pricing out future rate cuts and pushing mortgage rates higher. Challenges the “wait for lower rates” strategy by explaining that betting on rate cuts now means betting against a strong economy. Offers actionable solutions including locking in today’s three-year lows around 6%, exploring FHA loans in the mid-5s, and considering starter homes or multi-family properties.
