Navigating seller concessions can make or break a deal—especially when helping your buyers structure an attractive offer or advising sellers on credit caps.
Here is a quick cheat sheet on Seller Concession Limits by Loan Type:
🏡 Conventional (Primary & 2nd Home): • Less than 10% down ➡️ 3% max credit • 10% – 25% down ➡️ 6% max credit • More than 25% down ➡️ 9% max credit
🏢 Conventional (Investment): • 15%+ down ➡️ 2% max credit
🛡️ FHA: 3.5%+ down ➡️ 6% max credit 🌾 USDA: None required ➡️ 6% max credit
🇺🇸 VA: None required ➡️ No cap on closing costs/points (discount points generally limited to 2) & 4% cap on other concessions.
💡 What can concessions cover? Closing costs, prepaid items, discount points, and commissions (where permitted). Note that total concessions cannot exceed the buyer’s actual costs!
